Construction Management (CM) is a team approach to the building process. The owner, engineer and construction manager work together from the early phases of the design process to develop plans, specifications and construction process that will maximize the value of the investment being made in the final building.

The owner, engineer and construction manager all have important, but different leadership roles. The owner identifies its requirements for the project, the engineer puts those requirements into an efficient design, and the construction manager ensures that the design engineering is cost-effective and affordable.

Guaranteed Price

At the start of each project, we assist our clients in developing a list of requirements and expectations for their building project. From this list, specific design criteria and preliminary specifications are generated that will meet the needs of the occupants of the facility. The engineer will take this information and develop schematic plans from which we will determine a guaranteed maximum price (GMP). Our clients control their risk and limit their exposure by obtaining this early cost commitment.

If the final total project cost exceeds the GMP amount, PT.DTJA will absorb the additional cost. If the total project cost is less than the GMP amount, our client can choose to either share the savings with PT.DTJA or retain 100% of the savings.

Design & Engineering

Design/Engineering is a full-service approach to the building process. A client can look to one firm, a single source of responsibility, to supply all the needed services to take a project from initial concept to final completion. Design/Engineering is the “one-stop shop” of the construction industry.
